This application was submitted under Schedule 2, Part 6, Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015. Under this legislation, the Local Planning Authority has exactly 28 days to notify the applicant of its determination.

Review

I am writing to request the factual evidence used to reach this conclusion, specifically:

  1. The official validation date of the application.
  2. Evidence of any written notification issued to me within 28 days of that validation date regarding the determination.
  3. If the Council believes the application was invalid, please provide the written notice of invalidity  and supported evidence !!! sent prior to the expiry of the statutory period.
  4. If the Council believes the development is disqualified from the 28-day rule, please specify exactly which GPDO criteria (e.g., Part 6, Class A.1 or B.1) have not been met and provide the evidentiary basis for that finding.

As deemed consent is a statutory right under the GPDO 2015, I require these facts to understand the Council's legal position and take action to address any challenges or problems

The result of our review is as follows:

  1. 23 January 2026 - This is available to view on the online Planning Search function by using the reference number and viewing the key dates associated with the application. 
  2. No information is held. 
  3. Our letter dated 20 January 2026 sent to you previously, showed that the application was invalid at the outset of the submission.
  4. Our letter dated 26 February 2026 sent to you previously, sets out the Council’s position in respect of this application.
