area has a relatively uniform character of arable fields, linear blocks and clumps of woodland and small distinctive rural villages (LCA 
2009).

Green infrastructure: Trees and hedgerows should be retained where possible and enhanced.

Historic environment: Site lies within the Cropwell Butler Conservation Area. The fields to the north and south of the Firs are identified as positive open space in the conservation area. A panoramic view is located across the northern field.

Nature conservation: Site contains hedgerows, trees and grassland within the northern and southern field, which are all LBAP priority habitats.

Highways and access: There are two narrow accesses. One to the Firs, and one along a public footpath to the northern paddock. The width of the access is not to an adoptable standard and access could not be modified to adoptable standard due to insufficient width, and the requirement for third party land involving the demolition of neighbouring buildings identified as positive buildings in the conservation area. A similar situation is the case for the northern potential access.
