The Council continues to update the community and all stakeholders on the position with current planning applications that cover Tollerton Airfield.

Please see some Frequently Asked Questions (FAQs) below that outline the background to the site’s allocation for development and the latest on the planning process.

When was the site allocated for housing?

The airfield is part of a wider area to the east of Gamston and north of Tollerton that was allocated for development in the 2014 Rushcliffe Local Plan Part 1 to meet housing targets.  This allocation is being rolled forward into the Greater Nottingham Strategic Plan, which is currently being prepared.

Who owns the site?

There are a number of landowners within the allocated site.  These include Barwood, Taylor Wimpey who have an option on part of the site, Vistry, Nottinghamshire County Council, Nottingham City Council, Trueman Aviation, Spire Hospital and a number of other private residential properties.  Vistry own the airfield site and responsible for submitting any planning applications to the Council.

The decision to close the site’s airport is a private matter with the landowner outside of the control and remit of the Council.

What has been outlined for the site so far?

The first outline planning submission - application ref 20/03244/OUT please search this using our planning portal - was received in December 2020 for up to 2,250 new homes, a primary school, local centre and supporting infrastructure.  This was submitted on behalf of Taylor Wimpey and Barwood and seeks permission for the detailed access arrangements, with all other matters reserved for future consideration.  

A hybrid application 24/00347/HYBRID for seeking full planning permission for 400 homes, and outline permission for up to an additional 1,200 homes, a second primary school and supporting infrastructure such as open spaces and sports pitches was received in March 2024.  This was submitted on behalf of Vistry.

In total the applications to date could deliver up to 3,850 homes.

Officers are working with all the major landowners to draft a Supplementary Planning Document (SPD) which would include a comprehensive Masterplan for the development of the entire site.

What is the latest with the planning application(s) for the site?

Two planning applications have been received to date which have been through a consultation period with residents and statutory consultees but have not yet been determined.

The Council is working with all the major landowners to preparing a masterplan as part of a Supplementary Planning Document(SPD),  for this site, which the public will have an opportunity to comment on during the consultation which is anticipated to be later in 2025.

It has committed to putting the masterplan in place prior to determining any planning applications for development, which will detail the future location of development types within the allocation, how they relate to one another as well as design codes for different character areas within the site.  The SPD will also set out the required infrastructure for the development of the site as a whole.

How are the Council supporting businesses that are based at the airfield?

What is the Council doing on contamination considerations on the site?

The Council is aware of the previous uses of the wider site, including the airfield and the potential for land contamination associated with these uses.

Both current applications for the site include initial land contamination assessments. During the course of the planning application process to date, comments have been received on both applications from the Council’s Environmental Health team who have, if permission is granted, recommended the imposition of planning conditions which would require further investigation and assessment of potential land contamination matters, including potential radioactive contamination so as to ensure the land is suitable for the proposed use. This further investigation and assessment must be carried out in accordance with the Land Contamination Risk Management (LCRM) Framework and underpinning good practice guidance.

The Council is liaising with other agencies including the Environment Agency and the radiation team at the UK Health Security Agency (UKHSA) who are also engaging directly with concerned parties.
